BarCamp San Diego

BarCamp SD off to a slow start!

Maybe it’s the rain. Afterall it never rains in San Diego, so I expected most would show up later than anticipated. Not knowing what to expect, I was impressed with the Intuit campus but a bit confused when I walked in to the entrance.

There was very little instruction and even fewer presentations scheduled. The presentation board has 4-5 slots per half hour from 10am – 6pm, so figure 64-80 presentation opportunities. At 10am I only counted a dozen or so scheduled presentations. So I grabbed my seat in the first presentation at 10:30 for HD Video and at 11am they were forced to move the HD Video presentation to 12pm in a different room due to technical difficulties.

At the very least I am now planning to meet some interesting people and get quite a bit of work done on
Web Real Estate Tools.

While Google promises to help Realtors and the Consumer get maximum property exposure online, MIBOR and NAR seem intent on working dilligently against the Realtor and Consumer….

Can these Realtor Associations exist without Realtor members?

I think not!  Realtors, we need to step up now and be a voice or we will continue to see these ridiculous road blocks put in our way.  Sometimes I wonder if it is even worth being a licensed Real Estate Professional; between the limited vision of our associations and the old-school mindset of some Realtors I find myself scratching my head in disbelief quite often.

For those of you that have no idea what I am talking about, let me give you a quick overview.  You will also want to click on a few of the below links to read more thorough explanations and opinions from other industry experts.

Recently a Real Estate Broker filed a complaint to his local Association Board, MIBOR (Metropolitan Indianapolis Board of Realtors) surrounding the fact that another Realtor website had allowed the MLS data to be indexed by the search engines.  Read the FULL STORY HERE.

I agree with Jay Thompson, “you have full permission to advertise my listings”.  My primary goal is to get my listing sold as quickly as I can and for the price my seller wants.  Maybe not all Realtors have this goal, perhaps a few are more interested in double ending “dual agency” the deal or generating as many buyer leads as they can get from that single listing.  Whatever their reasoning is, I think it is very short sided and harmful to our industry.  Read Jay’s full blog post here.  While on his blog, be sure to extend a special Thank you to him for joining the NAR’s Multiple Listing Issues and Policies Committee.

Realtors have no standards

When it comes to file compliance, Realtors have very little standards.It’s true, but they are not alone.  It seems that very few in our industry have standards when it comes to file compliance, but why should they since the DRE and our State & Local Associations haven’t set any for us to follow.

The lack of standards is most evident in the transaction coordination of our files.  This is a very turbulent topic amongst Realtors, Brokers and Transction Coordinators.  After 7 years in the business I understand the different points of view; however as a Broker I try to educate my team that ultimately the DRE holds the Realtor and Broker responsible.  Additionally as the Broker I also hold the majority of the  liability so of course I want my team to help raise the industry bar.

I have noticed the past 12-24 months the overall attitude of Realtors has become very LAZY.  Most Realtors and Brokers seem to be content doing the very mininum required to stay out of jail.   This is really to bad because now is the time to increase your level of education, professionalism and business standards.

When I was the Realtor, I felt exactly like most Realtors tell they feel when they get the Broker file review in their email box telling them that several documents are incomplete and that they need to get the fully executed before the file can be closed out.  In other words, the Realtor is now rushing around at the last minute to get docs signed so that they can get their commission check without any delays.

It seems that most Realtors feel like: “why should I be responsible for the file or getting last minute signatures when I am paying a transaction coordinator $300 $400 to handle it”.  I get this!

On the other hand, transaction coordinators that I have worked with over the past seven years tell me: “we are not the Realtor, and it is not our responsibility to sit down with the client to advise & review the paperwork to confirm they sign the required pages.  To be honest, I agree with the them.  I am not talking about getting a few random signatures or initials that may have been missed during the signing, but the point is that Realtors need to accept more responsibility when it comes to the file.

My personal take (as the Broker & now better educated) is this… Yes the Realtor is hiring a transaction coordinator to handle the paperwork and to confirm all the required forms are fully executed and in the Broker file before close of escrow.  However, this does not relieve the Realtors’ responsibility under the DRE Guidelines.  In fact it adds another level of responsibility to the Realtorsduties – now the Realtor has to follow up with the transaction coordinator to make sure the file is being done correctly and that it is complete on or before the close of escrow.

defeatedDespite the online transaction managment platforms like Relay and Transaction Point I am always left feeling like this guy after doing my file reviews.  As the Broker my policy is to review the file twice before the close of escrow: once approximately 2 weeks before COE and then again 4-5 days before COE.  At this stage in the transaction the Broker should be able to quickly look at the list of executed docs and identify the incomplete docs; this list should always be in the same order for consistency.  Unfortunately it never happens this way and I am confident that both the Broker, Transaction Coordinator, Office Manager and Realtors all feel this way at one point in the transaction.

Since I am not one for complaining without offering several solutions I have invited several local Transaction Coordinators to participate in a File Compliance Taskforce.  Additionally I have invited my team of Realtors to participate in this taskforce to help develop the new standard and processes for file compliance.  If you have any interested in helping improve this process, PLEASE CONTACT ME!

7 Reasons Your Website Sucks!

Real Estate is a highly competitive industry and Realtors need to distinguish themselves from their peers; yet the majority of Realtors use generic template websites from a handful of vendors.

Blogs are the new website!

Let me explain why you should shut off your website and replace it with a WordPress Blog immediately.

First let’s talk about websites:

  • Websites are static.  Once the site goes live the content is rarely changed or updated….Search engines hate this!
  • Custom Websites require expensive web designers to create the site AND to provide ongoing management.
  • Custom Websites can take weeks or even months to complete.
  • Template Websites are generic and look just like 90% of all other Realtor sites on the web
  • Template Websites come with template content AND most Realtors never take the time to re-write the site content.  Search engines hate duplicate content… So guess what it is likely that the search engines hate your website.
  • Websites are really nothing more than a online brochure.
  • Websites are NOT interactive!

So now let’s talk about blogs:

  • Blogs are Web 2.0… Very Interactive!
  • Blogs are content management systems.  This is the opposite of a “brochure”.  Blogs are a living site, they continue to grow and expand with fresh new content and links to other sites.
  • Blogs encourage Realtors to be a true expert on their niche.  This is good because it now keeps Realtors focused on providing relevant content to their clients.  I guess you could say that blogs help keep Realtors focused on the consumer instead of themself.
  • Blogs are original.  “Assuming you aren’t just stealing someone else’s content”
  • Blogs are simple to set up and require no expensive programmers or designers.  In fact they are so quick & easy to setup that I will even help you set yours up for FREE!  See below for details!
  • Blogs are widget friendly which means you have a ton of cool “widgets” that you can put on your site in minutes.
  • Blogs can have mulitple IDX “MLS” tools

So hopefully you see the choice is obvious, all you need is a blog.  This isn’t just my opinion, many industry experts are saying the same thing on Inman News.

Blogs are the new website! 

And WordPress is the only blogging platform you should consider…

It makes me happy to see more Realtors adopting Web 2.0 technology because it is changing the way we do business.  Recently someone posted an interesting article on Inman News, read post here.  I tend to agree with her on one point, Social Media Sites Do NOT Sell Real Estate; however, I think she has unrealistic expectations of what these sites can do for Realtors.

Often I am asked questions about setting up blogs, which hosting company should I use, how do you put IDX on your blog, etc…

Since I love technology so much and I truly believe in helping others I want to share some information and extend the below offer to Realtors.

5 Keys to Balancing your Professional and Personal Life

Balance is the key to your success!

How do you establish balance in your professional & personal life?

The easiest way is to create a Life Design Plan.  Your Life Design Plan (LDP) is much more than a business plan; it includes all areas of your life: work, family, fun, friends and community.

True success is finding balance in all areas of your life.  Those who are successful in finding and maintaining balance in their lives will tell you that they have a plan that is based on what they want.  Every step taken to achieve their goals is tied to that vision.

The best way to create your LDP is to begin by asking yourself a series of powerful questions, then design your plan around your answers.  Here are a couple questions to get you started:

  1. What is my life’s purpose?
  2. What are the most important values in my life?
  3. What do I most want to accomplish in my life?
  4. Why do I want to accomplish this?
  5. How will I feel when I have achieved this?

You answers will help you stay focused on “why” your vision is important, and by staying focused on your “why”, your work will be easier.  If you design your business to help you live a purpose bigger than yourself, both you and your business will continue to grow.  Without the “why or purpose” you run the risk of losing momentum and interest in what you’re doing.

Here are the five keys to remember when developing your Life Design Plan to achieve balance in your life:

  1. Design a vision based on what you most desire in your life (Professionally & Personally)
  2. Know why your vision is important to you.  The “why” must be your PURPOSE and it must excite you
  3. Develop an Action Plan based on the answers to the above questions
  4. Create a “Vision Board” that you look at first thing in the morning and right before you go to bed
  5. Get in the habit of asking yourself, “Is what I am about to do going to move me powerfully towards my vision?”  If the answer is “NO”, don’t do it.

If you follow these 5 steps, you will forge a new “more powerful” way of thinking for yourself and your business.  Successful people think & act differently than most, which is how they stay the course every single day.

Remax shuts down 11 offices

Real Estate is changing for Realtors — stretching from the urban streets of the big city to the rural roads of America — and it is paying dividends for both the company and its agents.

“This is not a geo-centric business anymore. The office has become less of a focus,” said Allan Bernardi, broker and chief executive officer of RE/MAX Dolphin. “Technology has reduced the need to get the client into the office. You need to go where your clients are.”

Though many companies realized the distinct advantages to going virtual a couple years ago, I believe the current economic conditions are forcing the industry to let go of their glamorous brick-n-mortar offices today.  With Broker’s leading the way, agents, too, are adapting — some faster than others.

Most people say they hate to change, but my experience tells me that these people just love complacency more.  Realtors have been comfortable for a hundred years; the industry really did nothing to help Realtors adapt to the new economy.  Real Estate used to be all about the Realtor, with control over the information and unspoken rules of working for only the highest commission (ie. Dual Agency)……. Now Realtors are beginning to get that their job isn’t to control & maninuplate consumers.  Our job as Real Estate Professionals is to gather and present information to the client, to help them analyze the information they have collected, to work with the client as a partner throughout the entire process, and ultimately to help protect the client.

I couldn’t ask for a better friend in the world.  My favorite thing is how she always wants to be with me; she doesn’t care what kind of mood I am in or how good/bad my day was…she just wants to lay on my foot or lean against my leg. 

She is the best alarm clock in the world, she wakes me every morning between 6:15 – 6:45am by thumping her tail and resting her head on me.  Unconditional Love is the Best!

When I was working as a Realtor I continuously asked myself, “what has my broker done for me lately?”

The answer was almost always nothing of great value.  Certainly nothing that was genuinely in my best interest.

This is exactly why I have built Dream Design Realty, to provide consistent value to Realtors.  In 2008 our company became a virtual company for several reasons, some of which included:

3 Sources of Leads for Realtors

I had a very interesting conversation with a small group of Realtors this past week; each feeling frustrated with their level of production.  Despite their frustration, the group as a whole seemed to have a renewed spirit of hope for increased business this year.  I feel it is fair to mention that not one had a written plan of what they were going to do daily to achieve this increased business however.

When I presented each agent in the group with 3 proven methods for generating dozens of leads each week and a plan for converting these consistent leads into at least 20 new listings I was shocked to learn that not one agent was interested in pursuing one of these methods for doing more business.

My assessment is that the majority of licensed Realtors want to collect commission checks without doing any prospecting or investing any of their own time or money into their business.  Somewhere along the line most Realtors have come to believe they can live on referrals only…..yet most are not surviving financially.  I must admit this can be very frustrating to me at times.

The news tells us that unemployment is at an all time high in California and what is truly scary, consider how high the unemployment rate is when you factor in the thousands of Realtors who are doing no income producing work.  If the unemployed put as much effort into finding work as Realtors do to build their business this country is in very bad shape.

Let me clear, I don’t believe it is pure laziness but moreso that people are trapped in their own complacency.  So focused on what they don’t want to happen: foreclosure, poverty, failure, etc… that they have become immobilized by fear.

As I stated this can be frustrating to me as a Real Estate Broker who is building a company and looking for quality agents to join our team.  So rather than giving up I have went out and structured partnerships with the best “local” experts possible to provide the following to my team of agents.  The current model allows me to provide these services at NO COST TO THE AGENT; additionally, 90% of these systems are setup to require very little management from the agent.  My hope is that agents will recognize our model provides the opportunity for them to focus on converting leads into sales / closed escrows with very little management of the actual “work” going on behind the scenes.

Dream Design Realty is expanding by  hiring Realtors in San Diego! 

To expedite our expansion, I personally contacted 50-60 San Diego Realtors with a phone call the past two weeks in hopes of recruiting them to Dream Design Realty.  I targeted these agents by searching the MLS for all Realtors who closed fewer than 4 deals in 2008.  My reason for targeting this group to recruit was simple, I want to share my excitement for our extraordinary training/coaching program and our agent branding & marketing  system….which by the way are FREE to the Realtor. 

I am pleased to announce that despite the doom-n-gloom being reported from the media almost every Realtor told me they were extremely happy and felt they were succeeding in real estate.  I was also pleased to hear that the majority of these 50-60 Realtors mentioned that they were more than satisfied with the number of transactions closed in 2008.

I wish I had thought to ask better questions to these agents because I can’t help but wonder if they are truly happy or if they are just content.  I wonder how their life would be different if they had closed 12 deals last year.

I am really excited to share my company vision with any Realtor who may be struggling to earn consistent income working as a Realtor.  I opened this company ”To Provide A Better Way For Realtors To Succeed In Real Estate” and I believe that Dream Design Realty now has the best & most complete system to offer Realtors.

Is it possible that we hate change so badly that we convince ourselves that we are happy with so very little production & income?

Choose Hope NOT Fear

The Presidential Inauguration of Barrack Obama marks a day in History; a moment in time for each of us to become the change we wish to see in our world.

Today is a new beginning for all who choose to accept it; a new beginning for our spirit and soul.. Watching the Inauguration speech was inspirational and electrifying for millions; no doubt leaving each of us motivated to take action like never before.  I have seen countless interviews on the televison today with young people saying that they now believe they can be anything they want…feeling like they now have a reason to do more with their lives.

Without a watchful eye, our lives can spin out of control in the blink of an eye.  Maybe this is exactly what happened to our economy, our personal finances, our relationships and our businesses….did we just take our eyes off everything that is important to us?  What the hell were we looking at?

What I have taken away from today’s events:  Be a Leader in your family, Be a Leader amongst your friends, Be a Leader in your personal life, Be a Leader in your company, Be a Leader in your sphere of influence, Be a Leader in your business life….. Be a Leader!
